⚖ MA ZONING — KEY RULES FOR CONTAINER HOMES
Zoning Check First: Container homes are treated as modular or manufactured homes in MA. Always verify local zoning before committing to a build location.
Building Permit Required: All container builds require a building permit in Massachusetts. Electrical, plumbing, and HVAC each require separate licensed contractor permits.
Foundation: Most MA municipalities require a permanent foundation for year-round dwelling. Frost depth in MA is 48 inches — foundation must go below frost line.
Inspections Required: Foundation inspection → Rough framing → Rough electrical → Rough plumbing → Insulation → Final inspection. All required before Certificate of Occupancy.
